Branson By the Sea

I have a friend who owns some land in Baja Mexico just a few hours from boarder. He has some interesting ideas about how to use it. One is to create and sustain a music-based community incorporating camping, festivals, concerts, etc. There is about 1100 acres and includes beachfront areas stretching back to the mountains. He is would like to give some prime real estate to a few BIG names in the Dead community in exchange for a concert or two.
Part of this is based on how Branson works, which is kinda like a refuge for musicians and artists to live and do what they love.
Another idea is creating a retirement-style community where kind folks could play/listen to music instead of play golf or shuffle board.
This post is just a request for ideas from you guys about how you would set up your ultimate Dead/ Jam Band community. I love the idea of having festivals of Jam Bands on the beach. If you would like to contact my friend (Dave) or me (Joe ) shoot me a message here, other wise post/reply away with your ideas, dreams or concerns.
This is a huge idea and there are currently no structures on the property, so the slate is clean for us to dream. My e-mail is available upon request. There is a group page on FB under the name Branson by the Sea, but this is really the audience/influence we would like to have.

Thanks for the attention, be kind,
Joe

My apologies.......... it is actually 1600 acres of land we are talking about not 1100.

I know there is already a music festival in Mexico, however, given what's happening down there, I would think long & hard about investing any money in that country.

I am thinking long and hard about that! (My first plan was near Tripoli)
But the beach front with no tourists and kind tunes may be worth a life or two.

This is a very nice area with unspoiled beaches, and getting there was no problem...we even made it back across okay. San Felipe seemed to me to be filled with nice people too. The news papers and the news in general, also appears to have stories about the mainland not Baja....
